Green real estate accelerates the Net Zero transition – DxHub™

As a major emitter, the real estate sector faces the challenge of transitioning to meet Vietnam’s goal of net-zero emissions by 2050. Green real estate, once seen as a mere “marketing message,” is increasingly becoming a necessary requirement as the green transition expands across various sectors.

DxHub™, with the theme “Green Real Estate and Guidelines for Applying Green Building Certifications in Vietnam,” will be organized by FPT Digital in collaboration with the International Finance Corporation (IFC) on March 13. The event aims to update information and shape the development direction for green real estate businesses.

According to statistics from the IFC, as of 2023, Vietnam has a total of 396 buildings certified as “green” under EDGE, GREEN MARK, and LEED standards. To obtain these certifications, developers must demonstrate that the building consumes resources, water, and energy at specific levels. The proportion of green buildings is expected to increase significantly in the coming years.

At the Green Economy Forum 2023, Eurocham reported that construction projects consume 39% of energy, 12% of water, and account for approximately 38% of carbon emissions. Reducing carbon emissions from buildings is recognized by both government and private sectors as a critical need to achieve climate goals. To reach the Net Zero target in the real estate sector, companies need a clear roadmap with specific objectives. Mr. Vu Hong Phong, a green building expert at the International Finance Corporation (IFC), believes that if projects are guided from the outset, they have the potential to achieve high efficiency in energy, water, and building materials without significantly increasing costs, with an increase of only 1-2%.

Reducing building density, increasing green space and water surfaces, and using environmentally friendly materials are some of the strategies many developers are adopting to green their real estate projects. In Vietnam, leading companies in this trend include Ecopark, Phuc Khang, Gamuda Land, and Phu My Hung.

Mr. Nguyen Cong Thinh, Deputy Director of the Department of Science, Technology, and Environment at the Ministry of Construction, is confident in the strong development trends of green buildings, energy-self-sufficient buildings, and net-zero-emission buildings in the near future. The World Green Building Trends 2018 report and survey by Dodge Data & Analytics also indicate a positive outlook on the development of green buildings in Vietnam.

With a series of actions from the government and relevant ministries, the green transition in the real estate and construction sectors is being strongly promoted. Commitments to reducing emissions, protecting the environment, and achieving sustainable development are becoming the “new rules of the game” for those who want to advance in the domestic and global real estate markets. This also means that real estate companies need to develop new strategies to adapt and enhance their competitive edge.

DxHub™ 02, titled “Green Real Estate and Guidelines for Applying Green Building Certifications in Vietnam,” will not only update the latest trends in the real estate sector but will also address the opportunities and challenges within the modern green real estate market.
